Lombardi Italian cuisinea restaurant from Dallas-based Lombardi Family Concepts that serves Italian cuisine with a modern twist, leased a 9,350-square-foot restaurant. polar starthe Swedish electric performance car brand, leased 3,420 square feet for its second Texas showroom. Glosslaba member-based nail studio from NYC’s Rachel Apfel Glass, leased a 972-square-foot salon for its second Texas location. kind body opened a 5,360-square-foot reproductive health clinic. Rocambolesque, an international gelateria by the Roca brothers from Spain, opened earlier this year. The new merchants join Etoile Cuisine et Bar, Flower Child, Giant Leap Coffee, McCormick & Schmick’s, Mendocino Farms, Merus Grill, Postino, Rejuvenation, URBE and Van Leeuwen, among others. Edens has a portfolio of 110 properties across the country.
Houston-based DC Partners has been announced Fit Jeans as the anchor tenant of the Allen Lifestyle Pavilion development at the southeast corner of Allen Parkway and Gillette Street. The gym will occupy 34,000 square feet on the second and third levels of the four-story building, which is 100 percent leased. The four-level, 62,128-square-foot building will feature several restaurants, including one with a rooftop deck overlooking Buffalo Bayou Park. Texans Fit, in partnership with the Houston Texans and fitness company M6, will have an outdoor workout lawn, weight room, cryotherapy, personal training and boutique group fitness classes. DC Partners is developing The Allen with investment from TQ Real Estate Development and Westmont Hospitality Group. The Residences at The Allen, a mixed-use condominium development anchored by the Thompson Houston hotel, is 70% sold.

Gulf Coast Commercial Group announced new tenants in the Lower Heights neighborhood at 2799 Katy Freeway between Studemont and Sawyer streets. Following the recent opening of Home Depot and doubling in size Milano Nail Spa up to 10,000 square feet, Scissors and Scotch opened a 1,964-square-foot men’s salon for its first Houston location. Scissors & Scotch was represented by Samantha Walter of SRS. First watch, a daytime coffee shop, opened a 4,500-square-foot location. Ron Marshall of Mac Haik Realty represented First Watch. Salon Loftsrepresented by Greg Stanislawski of Retail Strategy Real Estate Group, will open a 5,155-square-foot location in early 2023. Thrive Drip Spa, represented by SVN J. Beard Real Estate Co., leased 2,000 square feet for a wellness spa set to open early next year. Danny Miller of Gulf Coast Commercial Group and Anderson Smith and Brett Levinson of Main Street Commercial Partners represented the landlord in the bidding.
Ollie’s Bargain Outlet opened a new store at 1747 N. Fry Road in Katy in the former Stein Mart location next to Hobby Lobby. The discount retailer, which sells brand closeouts for up to 70 percent off, now has five locations in the Houston area and 26 in Texas. The mix of merchandise includes books, flooring, food, housewares, toys, electronics, health and beauty products, pet supplies and more. Ollie’s brings 50-60 new jobs to the local community with each new store.
Zero latency, a virtual reality gaming experience, leased 4,615 square feet in the Wood Ridge Plaza shopping center at 27630 Interstate 45 North across from The Woodlands Mall in Oak Ridge North. Evergreen Commercial Realty represented Hollywood Feed for lease of approximately 3,000 square feet in the Magnolia Circle Shopping Center at FM 1488 and Magnolia Circle. Andrew Alvis of NewQuest Properties represented the landlord. Hollywood Feed also leased 3,000 square feet in Cypress Marketplace at US 290 and Barker Cypress. Lauren Sheppard of Williamsburg Enterprises represented the landlord.
Sushi monster leased 2,161 square feet at Market at Bees Creek, 4225 Sienna Parkway, Missouri City. Rick Gutiérrez of Resolut RE represented the owner. Danna Sossen of ICO Commercial represented the tenant.
